When you sell your home you probably want to get the most out of it, right? Most people in the San Diego Real Estate market want to sell their home for top dollar, but unfortunately don’t know how.
On this blog post, I’m going to show you how to sell your house for 15-20% more than it’s currently worth by flipping it!
I am happy to announce our new program we just launched in the San Diego Real Estate market recently called, Flip Your House.
This program helps San Diego homeowners fix up their homes before they list them for sale so they can sell them for more money.
The reason this works is because NEW = More Money.
Buyers today want everything BRAND NEW and updated homes sell faster and for more money. Now, you can flip your own house by fixing it up before you sell it so you can maximize it’s sales price.
You want potential buyers to be able to see themselves in your home. They won’t be able to do so when your daughter’s neon pink room covered in toys. I know you may have made some great memories in your property, but you need to lose all emotional attachment with your property because selling it is a business decision.
Let’s walk through how the process works.
Step 1: Schedule A Home Visit
The first thing to do is to schedule a home visit so we can analyze your home’s current condition. Once I arrive at the property, I will tour it and look for areas we can maximize a return on investment in. Quite often buyers in the San Diego Real Estate Market like new kitchens, baths, and updated landscaping.
These are generally the areas that yield the best returns for you. Once those areas are determined we can now start working the numbers.
Do you need money for improvements?
We will manage and supply the funds for the improvements if needed. If you have your own funds we will still manage the project for you.
We will first determine the current as is condition of your property WITHOUT any improvements. We will use this as a baseline to determine if improving a certain area of your property is worth it or not.
We will prepare an estimated proceeds sheet based on that number so you have an idea of what your home will sell for in its current condition.
Next, we will calculate the costs of improvements minus the newly estimated value after renovations to determine how much you can flip your house for.
You’ll be able to look at the whole deal and make the best decision for you and your family.
Step 2: Make Improvements
If you decide to move forward on flipping your house in the San Diego real estate market, we will get to work instantly. We will arrange, coordinate, and pay all contractors until the work is complete.
The improvements we suggest making will yield a positive return on investment. People pay more for what they can see visually. Putting a new roof or HVAC system into a house is not going to give you a great return. Buyers expect your home to be functional, so unfortunately mechanical or structural improvements very rarely have a large return. The money is made on aesthetically pleasing improvements.
Step 3: Sell It(Flip It)
While your home is being worked on, we will also be simultaneously be marketing it for a new buyer. As the work nears to completion and as you get ready to list it, we will implement a full marketing plan to go along with it.
We will find you a new buyer (typically 1-2 weeks) and sell the house as you normally would once all work is complete. The work completed by any 3rd parties will be paid for at closing.
